EPDM Roofs- How and When to Replace for Commercial Buildings?

There are various roofing systems for commercial buildings. However, out of the other options, an effective one is the EPDM roofs. It provides long-term protection along with insulating benefits. But, you have to keep an eye on its longevity and repairing time.

Inspect and Renew

If you are planning to renew or replace the EPDM roof, you have to first find out the overall condition of the membrane. Also, check if it is functioning and the action it requires. Another thing that you must go for is an infrared inspection to check if there are any areas of insulation near the membrane. Once the saturated areas are removed, the roof has to be powder washed for removing contaminants. After that, a primer is applied for improving the quality of the roof.

Post washing, adhesion tests are performed for determining if a primer is necessary for the silicone membrane. It helps in sticking to the roof membrane surface. Many roof membranes require an extra primer; however, it is better to verify an adhesion test. Oklahoma’s commercial roofing companies follow this process to improve the longevity of the roofs.

Seam Reinforcing

Once the roof is powder washed, experts perform seam membrane reinforcing. Mainly, there are two different types of reinforcement to look for. First, you have to apply enough amount of silicone coating on the seams, penetrations as well as flashings. After that, install polyester reinforced mesh on the wet base. After that, add extra silicone coating to it.

Next, instead of using polyester reinforced mesh, opt for a self-adhering tape on the EPDM. Finally, a silicone coating on top over the newly applied tape.

Silicone Application

After performing the miscellaneous repairs on the existing roof, a silicone coating is sprayed on the roof. Various manufacturers use different coating thicknesses. In many cases, one layer is required. It saves extra costs on laborers.

When is the Right Time of Repairing the EPDM Roof?

Most commercial roofing companies are of the view that mechanically attached ones are easy to remove. Thus, it becomes easy to repair all the damaged sections and you won’t have to replace the entire roof. However, when it comes to an adhered commercial roof, just replacing one section is not the solution.

For this case, special sealants are available for the EPDM roofs, which are used for providing quality repair. Alternatively, patches are designed as well for installing on the defective sections. Professionals believe that this repair is one of the best options.

When to Replace the EPDM Roof?

If the roof membrane is contaminated due to the usage of wrong repair products, it is best to replace the entire roof. Also, if the expected coverage time is over, you must think about replacing it immediately.
